Our management fee is a percentage of monthly rent collected — typically between 8–10% depending on the property type and location. We also charge a one-time leasing fee when we place a new tenant. There are no hidden fees — you’ll know exactly what you’re paying before we start.

We run a full background check on every applicant, including credit history, criminal background, eviction history, and employment/income verification. We require tenants to earn at least 3x the monthly rent in verifiable income. Our screening process is designed to find responsible, long-term renters.

Tenants submit maintenance requests through our system, and we coordinate with our trusted network of licensed vendors to get repairs done promptly. For non-emergency repairs, we notify you of costs above a set threshold before approving work. Emergency repairs are handled immediately to protect your property.

Once rent is collected and any maintenance expenses are deducted, we disburse your net proceeds directly to your bank account. You also receive a monthly statement detailing all income and expenses, so you always know exactly where your investment stands.

Tenants pay through our online portal, which allows you to connect your bank account directly for easy, fee-free ACH transfers. You can also pay by credit card, though a processing fee applies for card payments. The portal makes it simple to set up recurring payments so you never miss a due date.

Yes — we operate on a cancel-anytime basis. We just ask for 30 days’ written notice, which gives us time to properly transition things and gives tenants adequate notice to adjust how they’re set up for payments. No long-term lock-ins, no penalties.
